PRO TRADES CONSTRUCTION LLC

has partnered with Burbank School District 111 as the District’s construction manager since 2016. During that time, PRO TRADES CONSTRUCTION completed an award-winning new construction school (Luther Burbank Elementary) as well as life safety improvements throughout multiple District buildings. In 2020, PRO TRADES CONSTRUCTION

completed a transformational expansion and renovation to Liberty Junior High School.

The dynamic two-story expansion provides a focal point secure entrance to the building. Upon entry, visitors encounter a glass-enclosed collaboration lab. A two-story multi-purpose space is located just beyond. The space features a floor-to-ceiling depiction of the Statue of Liberty surrounded by inspirational quotes from significant individuals in our country’s history. The addition also houses 8 science labs, additional classrooms, break-out spaces, a library, art room, special education classrooms and a teacher’s lounge

The existing school also underwent a major overhaul to create future-ready environments and improve space usage. Remodeled areas include reception, administration, a FACS lab, and the nurse’s room. A bright and bold makers space was created within the footprint of the former main entry and stairwell. The library was converted into a new gymnasium and five classrooms were also converted into learning-based collaboration spaces.

The existing building received new lighting, paint, and flooring throughout the corridors to mirror the color scheme within the expansion.

The school also underwent substantial site improvements including relocated and expanded parking, new walkways, landscaping, and signage.

Incorporating more than 2600 students in 358 apartments, Southwest Campus Apartments translates the Mission Revival tradition of Los Angeles’ Westwood and Brentwood areas to sensitively allow a dense grouping of three new mid-rise buildings on UCLA’s campus. The heart of the project is Warren Plaza: a series of interlinking courtyards, arcades, and paseos, including a 7,500 SF multipurpose room with a kitchen. The area serves as a nexus of student life and as a companion to the larger neighborhood and surrounding urban fabric.

The project replaced several outdated classroom and apartment spaces. By connecting to the existing student housing spaces further south, the Southwest Apartments provide enhanced student access to and from the main campus. The two and four-bedroom units are also uniquely able to flex between graduates and undergraduates with a simple furniture change. The ability to mix and match depending on enrollment needs allows the University to respond to changing times and new demands.

A Path to Progress Through Technology Advancements

A relatively tight site surface area combined with a considerable project height created some unique challenges for surveying site progress. PCL utilized a variety of technological innovations including drones, 4D tower crane-mounted 360-degree cameras, and C-Below subsurface imaging to provide extant progress photos to the client. Drones continually calibrated survey data. 4D tower crane cameras were used to review field conditions by accessing a live 360-degree field of vision progress data. And C-Below subsurface imaging located existing underground utilities to be secured.

Active Campus and Delivery Solutions

Site Logistics was also challenging due to the tight space. The solution called for a more traditional approach. To manage and coordinate all deliveries, including material and concrete deliveries, PCL hired a full-time flagger team to watch the gates, direct traffic and assist pedestrians safely and efficiently.

In constructing the exquisite property, we leveraged the latest construction technologies to ensure a high degree of accuracy in the project planning and execution. Throughout the project, we regularly flew a drone over the site to record the project’s progression. This information was processed using Esri Site Scan to create a highly detailed 3D map of the site depicting elevations accurate down to one inch. Data from the drone flight was processed in just a few hours. We leveraged the 3D site map to better plan and communicate the project’s logistics, with the ability to depict distances and areas within the site with a greater degree of precision than traditional 2D imagery can allow.

While completing the build-out of the resort’s 516 guestroom units, our use of 360-degree photography and StructionSite software was a perfect tool for enhancing quality control. We uploaded the floor plan for each level of guestrooms within StructionSite and tagged the 360-degree imagery captured for each room to its respective room on the floor plan. This created a virtual timeline of construction progress within each room. Using a tablet device, the team was able to compare the 360-degree photography to the current condition of each room in real time, which also allowed the team the ability to virtually see within walls to verify work in place. Armed with the most detailed information throughout the planning and construction of the project, we delivered the resort to meet the exceptional level of quality expected by the client.
